They can’t take into account the property conditions, type of transaction (discounted cash sales, foreclosure or shortsales) and other variables that are just too hard to track.

Another one of our favorites! SmartZip provides an accurate valuation of your house and presents it in a beautiful user interface. Once you log into the site, make sure you click on the “Don’t Have a Key Code” link, just under the Get Home Value button. Once there, type in your address. You will notice a predictive feature will attempt to finish typing the address for you.
After you submit your address, a well organized report is genereated which includes a map with similar property sales (along with the transaction price) and a neighborgood ratings report which gives insight on the trends and economics of the area.
RealEstateABC.com
A hidden gem. This website is a great resource for homeowners. You can get a free home value estimate and sales comparable instantly without having to type in any of your personal information. Unlike most other sites in this list, RealEstateABC does not collect leads; their homepage states that you will not receive contact from anyone from the site. There is a lot of useful information available to you. You can find other home values, homes for sale, a mortgage calculator, articles on the real estate industry, recommendations on agents and a whole lot more.

Using Eppraisal’s property valuation estimator is pretty basic. Type in your home address and they provide estimates based on their neighborhood aggregate system. The site has an interactive interface complete with home listings and useful information on real estate in general.
Realtor.com Home Value Estimator
This site provides you with property values, listings of properties for sale and rent and assistance finding a realtor. You can calculate mortgage payments with the mortgage calculator and decide what home price is more comfortable for you to pay a month. The home value estimator provides you with a fair and easy to read comparable report.
Redfin.com’s What is My Home Worth Tool
Redfin requires you to sign up for their site before you can get your estimate. Once you have signed up you will receive an estimate value on your house. You can also search for homes for sell, use their many online tools and search for real estate agents.
Zillow.com’s How Much Is My Home Worth Tool
Zillow is the most popular real estate websites on the Internet. It aggregates a comprehensive list of homes for sale and for rent, nationwide. You can also look at homes that have sold in your area and find out the amount they sold for. This helps you determine just how much your own home might be worth. Zillow’s “How much is my home worth” tool calculates your home’s Z-Estimate (Zillow’s estimate of value based on their own internal algorithms).
There is no need to register, simply type your address in the field provided and watch your home value appear along with statistics about the neighborhood.

Trulia is another popular real estate website you can use for just about anything. You can find homes to purchase or rent. It has a mortgage calculator to help you figure out how much mortgage you can afford. You can also use the mortgage section to determine if renting is better than buying in your current situation. To find how much your home is worth, you need to type in your email address, fill in your address and Trulia will give you a customized estimate. The site is very well put together and easy to navigate.
The site provides you with an automated estimate upon form submission. It then prompts you to get a personalized estimate from a local agent which is considerably more accurate as it is done by hand. The page also links to their Find an Agent directory where you can find realtors with relevant experience and local market expertise.
Chase Home Value Estimator
Powered by CoreLogic’s technology — the same technology available to real estate agents in many MLS systems — Chase Home Value Estimator generates a quick and free estimated value of your home (or a home you’re interested in). There’s no need to provide an email address nor phone number. All you have to do is type in the address and a list of information regarding the house value of the place you’re interested in will be provided. The site is very easy to navigate that anyone can find their house’ worth in just a matter of seconds.
HouseFax.com Home Reports & Residential Property Records>
Similar to CarFax but for homes, HouseFax offers sellers, buyers and real estate professionals the tools they need in order to smoothly carry out the process of buying or selling a house. They have the ability of researching the home history information, and this will all be compiled in a HouseFax report that will be sent to the client who requested it.

House Value Estimate Report
HouseValue.com is a brand of Market Leader, a real estate lead generation software company which has been recently acquired by Trulia. HouseValues.com generates a simple report based on information it scrapes from public records as well as from Trulia’s extensive property database. Although not always accurate, it gives useful information on recent sales in the same zip code as your property. Their system aggregates recent sales data and calculates a rough price estimate. HouseValues.com also displays the subject home’s value in relation with recent sale prices on a simple bar graph with the “Lowest” and “Highest” recent sale prices on each end respectively.
The site’s most useful feature though is their Realtor referrals. Realtors pay MarketLeader to be featured on the property report. If you are just looking for a free estimate and don’t want to be contacted by a local real estate sales associate, then do not provide them with your phone number or email address.
Your Property Tax Appraisals or County Tax Records Website
Your property is assessed by your county each year for property taxes purposes. Although not very reliable, it can be helpful to know for how much the government is assesses you property for. You can even find your property is being assessed for more than it is worth, it this is the case, you can appeal to get your house assessed for less and therefore lower your property taxes. Records for property tax assessment for most counties are available online. Simply google “Your County” + Property Search and you should be able to find your county’s portal.
Your Local MLS
Ask a local realtor to help you find your house value on the MLS. As complex as these automated systems get, nothing beats local market knowledge of a real estate appraiser. You can’t rely on home value websites as these are only automated approximations, and do not account for the condition of the property and many other variables that might affect the value of your house. To get an accurate opinions on what your house is worth, you will need to get professional appraisal.
We can approximate the value of your house by comparing recent sales of similar property in your neighborhood. However, there is no easy way to really know the details of the sale, such as the internal conditions of the property or they type of transaction that took place.
For example, a house might go for less if it is found the walls contain Chinese drywall, or if there has been a small fire and the kitchen needs to be redone. Even so, comparable sales are the best indicator we have to measure supply and demand. Unlike retail sales, the listing price on a house is never final; a negotiation is always expected. If you are selling your house, always leave room for negotiation. Tell your agent to list your property higher than what you expect to get. If you are a home buyer, keep in mind to never pay full price. Zillow’s estimate of my house value is way off. I know this because I just had a professional appraisal done. I wound not recommend anyone to use Zestimate to make selling decision. RealEstateABC and Chase’s Tool are way better, although not as sleek looking as Zillow.
